COMMERCIAL INSPECTIONS
We have been performing commercial inspection “Property Condition Reports” since 1996.Commercial inspections are completely different in scope than cookie-cutter type residential inspections. The scope of the “Property Condition Report” inspection is created by determining the informational needs of our clients. The majority of our commercial clientèle opt to have us perform a Visual-Only Inspection of the property. Some of our clients need the ASTM level inspection performed. While a select few prefer to invest 5 to 20 times more and have a complete Team Inspection performed.

INSPECTION BUDGET & FEES - Commercial inspection “Property Condition Reports” can be performed to whatever extent is needed. Visual-Only Inspections, depending on the type and size of the property, start at $585 and quickly increase to multiple thousands of dollars. Comprehensive team inspections start at $2,000 and can quickly increase to $40,000 or more. Our clients need to help define the scope of service by determining what level of information is needed.

PLEASE NOTE: Unfortunately, you may want filet mignon, yet you may have only budgeted for a Happy Meal. Please fill out our online bid request and questionnaire form so that we can prepare an inspection estimate to help you adequately budget and allocate the funds needed for your inspection.

VISUAL-ONLY INSPECTIONS
VISUAL-ONLY - Many of our commercial clients request our Visual-Only Inspection. This gives them a good assessment of the major aspects of the property and the structure. The Visual-Only Inspection is the most cost effective way to make a determination whether or not to go forth with the commercial investment. The Visual-Only Inspection report allows our investor clients the ability to look at the big picture without investing in the comprehensive Team Inspection. Once completed, the client can then determine which specialist need to be hired for both further review and repair estimates.
ASTM INSPECTIONS
ASTM INSPECTIONS - Commercial ASTM inspections are performed according to ASTM E2018-01 guidelines. The scope can be altered to whatever level our client desires. These inspections are 4 to 10 times more expensive than the Visual-Only Inspections. ASTM inspection fees start at $2,000 and are determined by the amount of time needed to investigate, inspect, and document the findings. The ASTM inspection can include a survey of property conditions, an inventory of systems and components, and projected repair costs so that long term budgeting can be achieved.
TEAM INSPECTIONS
TEAM INSPECTIONS - Team Inspections involve the Chief Inspector as the Team Leader and any number of licensed professionals, such as:

Plumber Concrete Contractor Structural Engineer Brick Mason

The team concept allows the Chief Inspector the ability to coordinate any number of needed professionals to evaluate the property and the structure.

The inspection scope and number of professionals is determined by the type and condition of the property, and the budget and informational needs of our client. Team Inspections start at $2,000 for smaller structures using up to 3 specialists. The inspection fees grow quickly run down properties, larger properties, and for more specialists.

PLEASE NOTE: Having specialists evaluate their aspect of the structure provides the most complete information. They can both evaluate and provide accurate repair and budgeting figures related to their area of expertise. The Chief Inspector then compiles all of the information into one very large and organized report.

REPAIR COST ANALYSIS ESTIMATES
REPAIR ESTIMATES - Repair estimates can be a part of any of our commercial inspections for an added fee of about 15-35% of the initial inspection fee. This added service is greatly dependant on the size and condition of the property and its components.

PHASE-1 ENVIRONMENTAL SITE ASSESSMENTS

PHASE-1 ESA’s - We have been performing Phase-1 Environmental Site Assessments since 1996. The Phase-1 is performed to satisfy the requirements of the “Innocent Landowner Defense to Liability” imposed by the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA). Phase-1’s are completed for buildings being sold or leased.

Phase-1 Environmental Site Assessments are visual assessments either land or buildings, combined with database research and research on historical occupancy to determine if there has been prior environmental contamination at or near the property. The goal of Phase-1 is to identify potential environmental concerns and/or recognized environmental conditions associated with the subject property or neighboring properties. The Phase-1 is performed following the guidelines in ASTM 1527 Standard Practice for Environmental Site Assessment and Environmental Site Assessments.

PLEASE NOTE: The Phase-1 ESA is an add-on service, performed for an added fee, and it is beyond the scope of the normal commercial inspection.
